These are some of the questions we get most from our clients, so we thought we would help you with the answers before you even have to ask.
Do I need a Real Estate Agent to buy from Kuliko?
Kuliko is a Broker Friendly Builder, which means if you have a real estate agent, and they bring you to one of our communities, both you and the agent will be warmly welcomed.
We just ask that the Real Estate Agent register you as their customer on the first visit to a Kuliko property, or the first contact. Prior registration of the customer by a Kuliko sales representative at this community voids the possibility of the real estate agent’s earning a commission.
If you do not have a real estate agent, our friendly, professional sales team will take care of you, helping you pick out which model home, home site, and features are best for you. We walk you through the entire process, making it as easy as possible to build your dream home today.
How long does it take to build?
The construction of our typical homes takes only 90-120 days from the time we get building plans approved by the council.
What comes with the home?
Kuliko homes are delivered move-in ready. Depending on your preferences and affordability, we can include everything from a paved driveway, covered beds with plantings, light fixtures, plumbing fittings and even the mirrors in the bathrooms, towel racks, and toilet paper holders are installed. Just add curtains or blinds!
How much money do I need?
This is all dependant on how the bank’s underwriting department views your application. Some candidates may qualify for the FLISP housing subsidy, a grant for first-time South African homebuyers.
What are the advantages of building a new home?
There are numerous benefits to building your home over buying a resale home. You can choose the style of the home, floor plan, interior/exterior colours and options and avoid costly (and possibly messy) renovations.
You will have peace of mind knowing that your home is brand new top to bottom, built exceptionally well, and very energy efficient.
You also get Kuliko’s Standard Warranty with all new homes.
What if I know nothing about developing property?
Kuliko will take care of everything from council approvals to design and fittings.
As a Kuliko our client, if you want to learn about the process, Kuliko is also happy to guide you and inform you every step of the way.
How involved do I have to be?
Your participation during the building procedure can be as minimal as picking out your lot, your home design/floor plans, and your personal selections.
When it is time to make personal selections, we will guide you through the process.
We make the buying process as easy as possible.
Can I have design input for the plans?
Yes! Most of our properties are pre-construction, meaning you get to choose the model and floor plans.
We welcome you to sit down with our architects and engineers to design your dream home!
Can I save costs by doing some things for myself?
You can choose to do some things yourself if you prefer. However, we find that if Kuliko project manages the development entirely from start to finish, this often results in better overall outcomes.
This is because each stage of the development is connected, so if one step is delayed that will affect all of the other steps.
What type of clients do you have?
Our clients range from young single men and women or couples to middle-aged people and retirees. They may be time-poor or simply need Kuliko’s expertise with project management. They may already own a site but aren’t sure how to develop it.
Many people want to generate cash flow over a relatively short period of time, while others want to increase equity quickly so they can invest in other projects.
Some of our clients love the satisfaction of creating new premises from scratch and others want to be actively doing something with the property rather than ‘holding and waiting’.
Why do you only run projects in The Vaal and its surrounds?
The Vaal Triangle is one of South Africa’s major industrial hubs.
A large portion of South Africa’s skilled labour population finds employment through one of the large firms or mining houses within or on the outskirts of this region.
In recent years there has been a need to create housing opportunities for this market and Kuliko stands ready to service this need.
This, however, does not mean that we are opposed to the possibility of creating homes for people in other parts of South Africa.
We are always looking for new land opportunities so feel free to contact us with any suggestions.
What if I live in another province, country, or even overseas?
That is not a problem and, in fact, many of Kuliko’s clients don’t live in our current territory. We keep our clients well informed via email, phone, and site visits if they want to come to our sites. We’ll also send photographs and regular updates.
Will you buy my property?
We are always looking to acquire new properties in the Kuliko portfolio.
Give us a call or email to discuss this, although we have a preference for houses that have been built by ourselves.
Is Kuliko Development a totally independent company?
Yes. Kuliko is a property development agency that works directly for our clients to help them achieve the best outcomes from their projects.
While Kuliko has built a network of tried and true industry experts including town planners, builders and architects, we’re always independent of them and seek out the best value for our clients every time.
We’re in contact with many real estate agents who keep us informed of new sites coming up. However, we negotiate for our clients in a similar way to a buyer’s agent, and we do not receive fees or commissions from these professionals for any business we may generate.
